SF Gate features Carol Solfanelli’s Presidio Heights condo

Presidio Heights condo with lush garden and deck asks just under $500K

Here’s something you don’t see, well, ever: an updated condo in Presidio Heights with outdoor space and a Victorian facade asking just under $500,000. How is this possible? Well, the condo in question—Unit B at 333 Cherry Street—is a ground-floor studio with only 385 square feet.

The indoor square footage may be small, but French doors right off the main living/sleeping space lead to a large, lush garden and deck (shared by the other two units in the building), which makes it feel larger. The kitchen is separated from the main living space with a wall, and has granite countertops, stainless steel appliances and a room for a small bistro table.

But let’s face it, if you buy this place you probably aren’t planning on staying in and cooking that often. Not when part of the draw is access to restaurants like Spruce and Sociale right around the corner (not to mention the JCCSF if you want to burn off a few of those delicious meals). There’s more restaurants and shops a few blocks away in Laurel Village.

The marketing site also points out that the Julius Kahn playground is a few blocks away and describes the neighborhood as a “family-friendly community.” That may be true, but it’s hard to imagine a family living in 385 square feet—even with an enviable backyard.
