Hot Property: Custom-built Montclair trilevel embodies California living

California buyers often look for two things in a luxury home — indoor/outdoor living and a chef-centric kitchen — and 526 Mountain Blvd. in Montclair delivers both.

The four-bedroom custom offers front and rear patios attached to the public rooms, as well as a thoughtfully equipped ergonomic cooking space.

“The owners really thought about everything when they were building this place,” said Nancy Moore of Pacific Union Real Estate, who is listing the trilevel custom for $1.495 million.

“The kitchen has so many little details that cooks would like. There’s an enormous cutting board at waist level that gives you more counter space, a regular sink and a prep sink, and one of the counters is lower so it’s easy to roll dough.”

Architect Morgan Smith built the existing structure atop the ashes of the original home lost in the Oakland fire of the early 1990s. He worked closely with the homeowners to develop a floor plan that complemented their lifestyle and flowed gracefully, Moore said.

“There’s a lot of subtle angles in the house that draw you to certain spaces,” she said.

Across the hall, a voluminous great room topped with a double-height ceiling leads to the backyard.

“You can open up the patio through the formal dining room and have a straight line to the backyard,” Moore said.

A wraparound brick patio and a cascading water feature highlight a backyard finished with a series of elevated planting beds.

Dual ovens, stone counters and a terraced center island complete a kitchen brightened by multiple windows and a pair of skylights.

The entry level also includes a study and a living room. Floor-to-ceiling cherry shelves flank a wood-burning fireplace in the sunken living room on the opposite side of the house.

“The living room is more sequestered, it’s like a salon,” Moore said.

All three bedrooms, including the owner’s suite, are found on the upper level. A walk-in closet with custom shelving stands opposite a private bathroom with dual vanities and a skylight. Picture windows on the bedroom’s southern and western walls look out at the neighborhood and the bay.
