Nob Hill home featured in ‘The Princess Diaries’ asks $1.295 million

Just off of bustling Pacific Avenue in Nob Hill sits a little half-block-long cul de sac called Phoenix Terrace. “Terrace” is an apt word because the quaint alleyway has a landscaped staircase to access the homes at its rear. Just before that staircase, you’ll find 8 Phoenix Terrace, a pink 1915 single-family home that recently came to market asking $1,295,000.

If the picture of the block in the gallery above looks familiar, that may be because it acted as the home base for Mia’s friend Lily in the 2001 movie, “The Princess Diaries.” Mia’s movie home was 15 Phoenix Terrace, according to, across the street from 8 Phoenix.

The Edwardian still has original details like a fireplace in the living room, diamond muntins in the front windows, and in-laid hardwood floors and moldings throughout. It has its original split bath on the upper level; this floor also has all three of the bedrooms. The listing notes also mention a “small commode area” off the eat-in kitchen; they also say that the kitchen, bathroom and “systems” need updating.

Given the tiny street, there’s no parking, but there is an unfinished lower level with high ceilings and direct sidewalk access. If a future owner developed this space it would add some serious square footage to the 1,650-square-foot home. Adding that cost into the renovation costs for the existing areas of the home and we’re assuming that whoever buys the place will be bringing a major remodeling budget well beyond the asking price of $1,295,000.
