SF Gate Highlights Payton-Binnings Relaxing Marin County Oasis

Relaxing oasis in the hills of Marin County is perfect for entertaining
Wander the hills of Marin County to discover a four-bedroom oasis on a cul-de-sac in San Anselmo. Located at 1 Freda Lane, this hillside residence enjoys abundant natural light, a shimmering pool, a cabana and views of Mount Tamalpais.
For a couple of years, it’s been Gabriella Ascione’s refuge. Now the San Franciscan is moving on and putting the luxury retreat on the market. Saying goodbye is never easy, and Ascione will miss the early evenings most of all.
“It’s simply magical right before sunset when you have the cool breeze and you’re overlooking the trails and San Anselmo hills,” she said. “You feel like you’re far away from a big city, but you can zip into town in 15 or 20 minutes.”
The home is a testament to fine living. A solar-heated pool, spa and cabana set the backdrop for relaxation, while the open floor plan invites entertaining all year long.
Originally built in the 1960s, the home has been steadily improved over the decades. One of the most notable changes occurred in the late ’80s, when the trilevel was expanded to the 2,316-square-foot layout it bears today.
Most recently, large boulders were added around the pool to enhance the natural landscape. Ascione added the Bluestone while expanding the patio to complement the pool and allow more room for basking in the sun.
“The gazebo was already there, but there was nowhere to be by the pool with a glass of wine,” Ascione said.
She also removed outdated marble in the kitchen and updated the living room’s fireplace. Both aesthetic improvements grant the interior a more modern appearance.
Inside, the chef’s kitchen enjoys a KitchenAid refrigerator, a GE range and a Bosch dishwasher. This segues into a dining room set beneath a series of skylights. This sunroom effectively serves as a bonus room near the laundry and powder rooms.
The sun room/dining room is undoubtedly the home’s heartbeat. Here’s where Ascione entertains dinner parties of 15 to 25 people as they mill around the decks and living room. The sunroom’s southern orientation ensures it basks in natural light throughout the day and the room shines in the afternoon, when sunbeams pour through the skylights and warm the refined space.
The only home on Freda Lane, this residence features a floor plan that’s an entertainer’s dream. The main level offers a wood-burning fireplace, hardwood flooring and decks on opposite sides. Both downstairs bedrooms open to a wraparound deck and the bedrooms on the top level offer large closets and multiple outlooks.
“There’s decks everywhere, and there’s no one above you,” said Lauren Turnauer Wilcox of Pacific Union International, who is co-listing the trilevel for $1.745 million.
The western deck includes a fire pit and enjoys afternoon shade, while the southeastern deck overlooks the pool and stands off the sunroom.
Hardwood flooring graces all three levels. The main level features a wooden staircase with floating tread and the brushed nickel handrail lends contemporary elegance.
The hilltop home sits atop a winding road that overlooks the San Anselmo hills. Downtown San Anselmo and San Rafael await nearby, and the area is home to a plethora of hiking and cycling opportunities.
The Rafael Racquet Club is just down the hill and Red Hill Community Park and Sorich Ranch Park are but a jaunt away. Nearby, the Millennium Playground and Sun Valley Park provide places to take the kids while Sun Valley Elementary School offers them education and structure.
Such conveniences add to the home’s allure, but Ascione said privacy is far and away the home’s most enjoyable feature.
“The beauty of this place is it’s unobstructed by any neighbors when you look out to the horizon, and that’s never going to go away,” she said.
